TL;DR
- We tested 55 questions about upfront conveyancing, material information, fall-throughs and sale-ready property.
- Across 481 answers, Coadjute led the tracked set at 3.53%, followed by iamproperty at 2.70%.
- Propelr appeared in 0.62% of answers. Its site was retrieved often, which shows a gap between source reach and brand recall.
- Sellers and agents should compare what gets completed before listing, who checks it and how the pack moves into the legal transaction.
The usual property sale starts legal work after an offer. Upfront conveyancing moves part of that work earlier so the seller, agent and buyer can see a better-prepared file.
We measured 55 questions across ChatGPT, Gemini and Google AI Overview on 25 August 2026. The engines completed 481 answers.
Which providers appeared?
| Provider | Answer presence |
|---|---|
| Coadjute | 3.53% |
| iamproperty | 2.70% |
| Mio | 1.46% |
| Propelr | 0.62% |
| Gazeal | 0.42% |
| Property Passport | 0.00% |
| MoveGenius | 0.00% |
The low numbers show that no tracked provider owns the open category. Public guidance from GOV.UK, the Law Society, Propertymark, the Solicitors Regulation Authority and MoneyHelper supplies much of the answer.
What does upfront conveyancing include?
The exact service differs. A useful sale-ready pack may include identity checks, title documents, property forms, material information, leasehold documents and early enquiries. Some services instruct a conveyancer at once. Others gather data for later handoff.
Buyers should ask:
- who gives legal advice
- which checks are complete before listing
- who verifies the seller's information
- whether the buyer's solicitor can reuse the pack
- what happens when a fact changes
- which fees remain due if the sale falls through
Does earlier legal work reduce fall-throughs?
Earlier work can expose missing documents and title issues before a buyer commits. It can also reduce idle time after offer acceptance.
It cannot remove every cause of failure. Mortgage decisions, surveys, chain problems and buyer behaviour still sit outside the pack. Any speed or fall-through claim should show the sample, time period and comparison method.
What should Propelr publish?
Propelr's strongest public opportunity is a plain guide to its method. The page should separate document gathering, legal preparation, material information and transaction handoff.
If Propelr cites a completion-time or fall-through figure, it should define the denominator and date. That would turn a sales claim into evidence that agents, sellers and answer engines can use.
